Sunny Skies Home Watch provides regular, systematic visits to your home while you're away, looking for visible signs of damage, irregularities and conditions that may require attention.

When we find something that needs attention, we communicate it promptly so you can decide what happens next.

Your Home Watch Visit

Each time we conduct a Home Watch visit, we perform a thorough visual observation of your home, both inside and out, looking for irregularities and obvious signs of damage or other concerns. 

 

One of the advantages of working with Sunny Skies Home Watch is the technology we use to document each visit. We utilize business management software provided by Home Watch IT to create professional, detailed reports for our clients. Our reporting system captures important visit information, including the GPS location, date, and time associated with each report.

 

These detailed records provide valuable documentation of your home's condition and your Home Watch visits, which may be helpful should you ever need to file an insurance claim.  Please consult your insurance provider regarding your specific policy and documentation requirements.

Example Home Watch List

UPON ARRIVAL

  • Exterior check of grounds, landscape, pests, lawn and sprinklers

  • Remove newspapers, flyers, check mailbox

  • Visual check of outdoor light fixtures

  • Visual exterior check including roof (from ground), screens, windows, AC units, fence

  • Turn water ON – “carefully”

INTERIOR

  • Enter home, disarm security system, if appropriate

  • Check all windows and doors for damage and ensure they are locked

  • Visual check for signs of water damage, mold and mildew

  • Cycle the water: brush and flush toilets, run water in sinks (including garbage disposal), tubs and showers

  • Short cycle dishwasher and washer

  • Check the water heater – it should be turned OFF at circuit breaker, or on Vacation Mode, when water main is OFF.  If there is a Recirculation Pump, that should be OFF.  Procedure varies by type of equipment

  • Check for signs of insects, pests and rodents

  • Check closets, pantry and storage cabinets

  • Verify AC and humidistat settings; adjust as necessary

  • Check refrigerator, freezers and wine coolers for proper temperature and operation

  • Reset clocks after power outage

  • Check circuit breaker panels

  • Check garage (including trash) and make sure door to garage is locked

LANAI AND POOL AREA

  • Visual check of water level and condition (will fill pool if water level is low)

  • Visual check of pool equipment and control panel

  • Check screen door, screening and cage structure (we are not a pool service company; proper maintenance and care for your pool and equipment should be performed by a professional).

DEPARTURE

  • Final departure:  "Look. Listen. Lock."

  • Enable security system, lock doors

  • Turn OFF water supply

  • POSTAL/DELIVERIES - While you’re away, it’s important that your home looks lived-in to avoid burglaries and possible vandalism. We will pick up any packages and mail delivered and put it in a safe place inside your home.

  • REFERRAL/RECOMMENDATIONS: We can connect you with needed or wanted service providers.  You may already have preferred service providers, but we can give you options (if you need them) to allow you to interview, compare pricing and make an informed decision.

Introducing the Water Zone Home Watch Method

Water-related problems can become serious very quickly in an unoccupied Florida home.

A small leak may continue unnoticed for days or weeks.

That's why Sunny Skies Home Watch utilizes the Water Zone Home Watch Method, with particular attention given to areas and systems where water-related problems may originate or become apparent.  A Water Zone is an area of the house where there is a water source and therefore where there's a potential for leaks and moisture-related issues.  Examples of Water Zones are: the kitchen (sink, fridge ice maker hose), the laundry or utility room (cold/hot water hoses), the bathroom (sink, toilets, bidets, etc.).  

Our goal isn't to diagnose or repair plumbing problems.

Our goal is to notice visible irregularities early, document what we observe, and communicate when something needs attention.

Because when you're away, early awareness can make all the difference.
